Whereas the Lessor agrees to rent out the premises situated at , consisting of , under the following terms and conditions.
Advance amount
The Lessor has received ₹/- (Rupees ) as advance from the Lessee. Upon vacating, 1 month's rent (₹/-) shall be deducted towards painting and maintenance. The remaining balance shall be returned when the Lessee hands back the premises in good condition.
Monthly rent
The Lessee shall pay ₹/- (Rupees ) as monthly rent on or before the 5th of every month, via bank transfer or UPI.
Term
This agreement is valid for eleven (11) months, till . If the Lessee wishes to continue thereafter, rent may be revised by 5–10% after mutual discussion.
Utilities & maintenance
Electricity charges shall be paid directly by the Lessee to the concerned department. Water charges: ₹/month. Maintenance: ₹/month.
General conditions
1. The Lessee shall not carry out any illegal activities in the premises.
2. The Lessee shall not sublet the premises to any other party.
3. Any damage caused shall be rectified at the Lessee's expense.
4. Either party wishing to vacate or evict shall give one month's written notice.
5. The Landlord shall give 24 hours' prior notice before entering the premises except in emergencies.
6. This agreement is governed by the Karnataka Rent Control Act.
